Common Tiling Failures We See & Fix
Bad tiling is rarely cheap to put right — usually the only fix is to strip and re-tile. The signs of a bad job appear within months and worsen quickly:
Lippage Between Tiles
Tile edges that are not flush — you can feel the step with a finger. Caused by uneven substrate, inadequate adhesive coverage, or skipping levelling clip systems on large-format tiles.
Cracked Tiles in Shower Floor
Most often caused by insufficient adhesive coverage (voids under the tile) combined with foot traffic. Once cracked, water gets behind the tile and the failure spreads.
Failed Grout in Shower Zone
Standard cementitious grout fails quickly in shower areas — discolours, crumbles, lets water through. Premium grout (epoxy, or modified cementitious) is essential and we use it as standard in wet zones.
Tiles Lifting Off Walls
Indicates inadequate substrate preparation (loose plaster, no primer, wrong adhesive for the substrate). Always traceable to skipped prep — never to the tiles themselves.
Mouldy or Black Silicone
Cheap silicone or silicone applied over wet surfaces grows mould within months. Premium anti-mould silicone applied to clean dry surfaces lasts 5+ years without staining.
Missing Expansion Joints
Tile installations need expansion joints at perimeters and at large run breaks — without them, thermal movement causes the tiles to debond or crack. We design expansion joints into every install.

Our Bathroom Tiling Process
Survey & Tile Selection
Free survey to measure up, assess substrate condition, and discuss tile options. We will recommend tile sizes, grout colours, layout patterns and finishing details to suit your bathroom design and budget.
Substrate Preparation
We assess the substrate (plaster, plasterboard, cement board, screed) for flatness, integrity and moisture. Where required we overboard with cement board (Hardiebacker) for wet zones, or skim and prime to achieve correct surface for tiling.
Tanking (Wet Zones)
Shower zones and wet rooms get a full waterproof tanking layer applied to the substrate before tiling — Schluter Kerdi, Mapei Mapelastic, or Aquaproof system. Manufacturer-warranted system with full coverage.
Tile Layout & Setting Out
We dry-lay tiles to plan the layout — minimising small cuts, balancing perimeter widths, aligning grout lines around features (window, niche, bath edge). Setting out is the difference between a jarring and a calm finished result.
Adhesive & Tile Fixing
Premium two-part flexible adhesive applied with the correct trowel notch for tile size. Large-format tiles back-buttered for full bed coverage. Levelling clip system used to eliminate lippage. Expansion joints included as designed.
Grouting & Finishing
After 24h adhesive cure, joints are grouted with appropriate premium product (epoxy in shower, premium cementitious elsewhere). Movement joints filled with anti-mould silicone. Final clean and protective wax where stone is used.

Bathroom Tiling in Detail: Pricing, Materials & Special Cases
Pricing varies by tile size, type and complexity of cuts. Standard ceramic or porcelain wall and floor tiling is from £55/m² (labour only — you supply tiles, adhesive and grout). Large-format porcelain (anything 600x600+) is from £75/m² because of the additional handling and levelling work. Natural stone is from £95/m² and includes sealing.
Our supply-and-fit packages start at £85/m² for a standard ceramic specification and run to £150/m² for premium large-format porcelain or natural stone with all materials included. We have trade accounts with Mandarin Stone, Topps Tiles, Tile Mountain and Porcelain Superstore — typically 20-30% off list price for sourcing through us.
Wet zones (shower walls and floors, wet room areas) include tanking as standard — non-negotiable for warranty. Tanking adds £25-£35/m² depending on the system used. Underfloor heating mat installation is £18/m² when laid alongside floor tiling.
Re-tiling an existing bathroom (strip-out of old tiles, prep and re-tile with new) starts at £75/m² for the labour, plus £20-£40/m² for substrate repair if needed. Stripping old tiles is messy and slow work — about a third of the total time on a re-tile job is preparing the substrate after the old tiles come off.
Specialist work — herringbone or chevron patterns, mitred internal corners, bookmatched marble, recessed niches with bullnose edges, custom mosaic borders — is quoted on enquiry as labour rates depend on the specific design complexity. We are happy to take on the work most other tilers turn down.
