What Is a Wet Room & Why Choose One Over a Traditional Bathroom?
A wet room is a fully waterproofed bathroom where the shower area is open to the rest of the room — no shower tray, no enclosure, just a tiled floor that slopes gently to a linear or square drain. The entire floor and lower walls are 'tanked' with a continuous waterproof membrane before tiling, so water cannot escape into the structure regardless of where it lands.
Wet rooms are now the most popular bathroom format for London properties for three reasons: they make small spaces feel dramatically larger by removing the visual clutter of trays and screens, they are fully accessible for older users or anyone with mobility needs, and they add measurable value to a property — typically 4-6% on resale value for a well-executed wet room versus a tired conventional bathroom.
MAMOSS designs and installs wet rooms across Bethnal Green and East London — from compact en-suites to full master-suite renovations. Every job is delivered by a single team (no third-party tilers, plumbers or electricians) and includes a 10-year warranty on the waterproof tanking system. Typical installation takes 10-14 working days from strip-out to handover.

Common Wet Room Mistakes (And How We Avoid Them)
Wet rooms get a bad reputation when poorly installed. The horror stories — water leaking into the room below, tiles lifting, drainage backing up — are almost always traceable to one of the following errors:
Inadequate Tanking
Bargain installers use thin liquid membranes or skip the wall coverage. We use a manufacturer-warranted tanking system (Schluter, Mapei or Aquaproof) with full wall coverage to 1.8m and lap joints sealed at every junction.
Wrong Floor Falls
A wet room floor needs precise gradient towards the drain — typically 1:80 to 1:40. Too shallow and water pools; too steep and it feels uncomfortable underfoot. We use laser levels and pre-formed sloped trays to guarantee correct falls.
Cheap Drainage
Budget linear drains clog easily, are difficult to clean, and have inadequate flow rates for a typical shower. We specify only manufacturer-warranted drains (Wedi, Geberit, McAlpine) sized correctly for the shower flow rate.
Tile Choice Mistakes
Glossy or polished tiles in a wet room are dangerous when wet. Mosaic-only floors look great but have too many grout lines that fail. We use rectified large-format porcelain with R10/R11 slip rating on the floor.
No Underfloor Heating
Without underfloor heating, a wet room floor stays wet far longer between uses — leading to grout staining, mould risk and an unpleasant chilly feel underfoot. We include electric underfloor heating as standard.
Subfloor Inadequately Reinforced
Existing timber subfloors in older London properties often flex too much for tile and tanking. We always reinforce or overboard with cement board to manufacturer specification before tanking.
Our Process
Our Wet Room Installation Process
Free Design Survey
We visit your property, measure up, discuss layout options, drainage position, tile preferences and budget. We produce a 3D visualisation, fixed-price quotation and detailed schedule of works within 5 working days.
Strip-Out & Subfloor Prep
On day 1-2 we strip the existing bathroom completely, repair or reinforce the subfloor, and prepare for new plumbing and electrical first-fix. Skips are arranged on your behalf.
First-Fix Plumbing & Electrics
Days 3-4: hot and cold supply, waste pipes, underfloor heating cabling, lighting and ventilation circuits installed. All work signed off by Gas Safe and NICEIC-standard electricians.
Tanking & Drainage
Days 5-6: pre-formed sloped substrate fitted, drain set to correct level, then full tanking system applied — floor and walls to 1.8m. Tanking is allowed to fully cure before tiling.
Tiling & Grouting
Days 7-10: large-format porcelain tiling to floor and walls, expansion joints in correct positions, premium epoxy grout in shower zone for stain resistance, silicone movement joints.
Second-Fix & Handover
Days 11-14: thermostatic shower fitted, basin and WC installed, mirror and accessories fitted, everything tested and snagged. Final clean and handover with manufacturer warranties and aftercare guide.

10-Year Tanking Warranty
Manufacturer-warranted tanking system (Schluter, Mapei or Aquaproof) backed by 10-year waterproofing guarantee — the most common wet room failure mode covered.
Fixed Price, Fixed Timeline
Quote and schedule fixed before work starts. The only variation is if you change spec mid-build — and we always agree variations in writing before extra cost is incurred.
Adds Property Value
A well-executed wet room adds 4-6% to property resale value in London — meaning the installation often pays for itself on the next sale.
Accessible Design
Level-access showers benefit older homeowners now and futureproof the property for resale to families with multi-generational use needs.
Underfloor Heating Standard
Electric underfloor heating included as standard — fast to warm, dry the floor between uses, and adds genuine luxury feel.
Wet Room Installation in Detail: Spec, Timeline & Pricing
Pricing depends primarily on size, tile choice and sanitaryware spec. A compact en-suite wet room (3-4 m²) starts at £6,500 with mid-spec tiles and brassware. A typical 5-6 m² family wet room is £8,500-£11,000. Larger master-suite installations or natural stone specs run £12,000-£18,000+. The price always includes everything — strip-out, materials, labour, skip, certificates — with no surprise extras.
Our standard specification includes: Schluter Kerdi or equivalent tanking system, Wedi linear drain or Geberit point drain, Warmup or Devi electric underfloor heating, large-format rectified porcelain floor and wall tiles (R10/R11 slip rating on floor), Hansgrohe or equivalent thermostatic mixer with rainfall and handheld heads, wall-hung Geberit Duofix WC frame, ceramic basin on wall-hung vanity, anti-fog LED mirror, and chrome heated towel rail.
Upgrade options include: natural stone tiling (limestone, marble, slate) — add £1,500-£3,000; recessed niche lighting — £450; smart shower controls (Bluetooth/app) — £750; freestanding bath addition (where space allows) — £1,800; mood lighting and ceiling speakers — £600; bespoke vanity unit — quote on choice.
Installation timeline is typically 10-14 working days from strip-out to handover for a standard wet room. Allow an additional 1-2 weeks for design and ordering of materials before work starts. We never start a job until all materials are on-site, eliminating the most common cause of bathroom-renovation delays.
Building regulations: most wet room conversions in existing dwellings do not require a building control application, but we handle anything that does — particularly if you are converting a non-bathroom space (e.g. walk-in wardrobe to en-suite) or adding new soil pipework. Our design survey identifies any consents needed.
